New Leasing: New leasing is the cornerstone for occupancy stabilization of all commercial real estate projects.  The interaction between the management group, Owners and listing brokers is critical to a functional marketing program.  Spyglass' Leasing Management Programs includes:

  • Cold Calling local businesses and tenants;
  • Periodic Mailings;
  • Monthly meetings with Listing team;
  • Quality Signage consistent with the building’s image and architecture;
  • Monthly Leasing Activity and Prospect Reports;
  • Lease proposal development and strategy;
  • Lease negotiations based upon pre-determined leasing parameters defined by the client and Spyglass;
  • Tenant Qualification and Credit Reporting utilizing Experian™ and First American Registry;
  • Lease document preparation utilizing a lease form defined by the Client ;
  • Lease language negotiation;
  • Final lease document preparation;
  • Tenant Improvement design and definition with in-house (if available) or outside space planners;
  • Tenant Improvement bid process and contractor qualification;
  • Permit processing;
  • Tenant Improvement/Construction Management;
  • Final Inspections;
  • Tenant Walk-Through and Punch-List processing;
  • Tenant Move-in
  • Incremental Tenant Follow-up at 2 weeks, 30 days, 60 days, and 90 day intervals to ensure complete Tenant satisfaction; and
  • Commission verification and processing with in-person commission check delivery to outside Broker(s).

Renewal Leasing: Spyglass diligently tracks all expiring spaces and utilizes an aggressive tenant renewal program which includes initial contact with all expiring Tenants not less than six (6) months prior to the expiration of the Tenant’s lease term. Proactive renewal leasing coupled with a proven Tenant Relations program translates into retention rates well above the national average.
