SPYGLASS ACCOUNTING SERVICES

Accounting Services: Utilizing the latest technology provided by Yardi Systems,  Spyglass’ accounting services includes:

  • Day-to-day Accounts Payable and Receivable processing;
  • Rent Statement preparation and delivery;
  • Monthly Income Statements (cash or accrual);  
  • Monthly cash reconciliation and bank statements;
  • Detailed General Ledger and Balance Sheets.

Cash Management:  All banking functions are processed through Bank of America or any other institution as may be directed by the Client.  Lock-Box services are additionally available.   

Lease Audit: Spyglass conducts an initial Lease audit upon the commencement of all new management assignments to verify all Tenant and Landlord obligations per the Lease.  All daily operations, work-orders, billings, and interaction with your Tenants will be in accordance with the most current working document and agreement.

Annual Operating Budgets: All annual budgets and forecasts are prepared per the time frames specified by the Client. Detailed assumptions and explanations are included for all revenue, operating expense, and capital expenditure forecasts in a comprehensive, yet efficient format.

ARGUS© Financial Modeling: An updated Argus model is included in all Operating Budgets and available anytime during the management assignment to assist mid year valuation analysis, lease level sensitivity analysis, refinancing projects, sale presentations, and portfolio evaluations.

Annual Expense Reconciliation and Estimate Billing: Each lease and operating expense item is carefully analyzed to insure accurate billings and estimates. Detailed Tenant letters are prepared and delivered, combined with individual Tenant meetings, when necessary, to assist the operating expense process and collections of all billings. Spyglass strives to maintain the delicate balance of allocating allowable pass-through expenses and diligent billing practices as defined per each Lease.
